FAQ

There are 3 basic questions about surveys and the answers are just as unique as the clients asking them.  Therefore, it is critical to consult with your survey professional to determine what type of survey you need for your specific situation.

A survey is required for most real estate transactions or for any improvements or additions to your property. Obtaining a survey ensures your protection in any real estate transaction. A survey discloses exactly what portion of property is being purchased and everything on that property. Every buyer should obtain a survey before a real estate transaction closes to protect their interest. Other than real estate buying and selling, a survey is often required due to a problem or an improvement you want to make. If you want to install a fence, pool, or storage building, you will need a survey. There are problems that only a survey can resolve. Some can be as minor as a fence over the property line or more serious like your pool is on your neighbor’s property. It could also be that the deed outlining the parcel of property is incorrect or the house is in a flood zone. By having a proper survey completed at the time of purchase or for property improvements, you will ensure you are protected from costly mistakes.

The answer varies wildly. I am buying a home. I want to install a pool, a fence, or a storage building. I want to add an addition to my house. My neighbor’s fence may be on my property. My neighbor cut down a tree that I believe was on my property. I want to divide my property. I want to consolidate multiple parcels into one. I want to pave my driveway. The list goes on. You should understand that with each unique answer comes a unique survey requirement based on local jurisdictions. A buyer with a survey and title insurance on that property will be insured for any surveying issues that may arise. Without a survey, the owner’s title insurance policy will exclude coverage for anything that a survey would have disclosed. These problems cost many times more than a residential survey and are sometimes irreparable. Getting a survey before closing is the key to a positive real estate transaction and for your peace of mind.
