ALCOHOLIC BEVERAGE LICENSE SURVEY
Ensures property meets zoning and distance requirements for serving alcohol. Required by local governments for business wanting to serve alcohol.
If you are planning to open a commercial establishment that engages in the sale of alcohol most local jurisdiction will require you to obtain an alcoholic beverage license survey prior to approving your license.
ALTA LAND TITLE SURVEYS
Land title survey adheres to a higher set of national standards. Required for the title company, the lender or the buyer during the sale of commercial property.
Unlike the standard boundary survey, an ALTA/ACSM land title survey adheres to a higher set of national standards set by the American Congress on Surveying and Mapping (ACSM) and agreed upon by the American Land Title Association (ALTA). This survey is performed for the title company the lender and the buyer during the sale of commercial property for a title commitment.
BOUNDARY SURVEYS
The most common survey. Required by lenders and mortgage companies.
Similar to a residential boundary survey, a commercial boundary survey meets the minimum standard requirements for surveys and it is the type of survey most lenders require as part of the loan approval process.
CONDOMINIUM PLAT
Provides the legal description for each condo and needed for all condo sales. Required by Georgia Law for all condominiums.
Georgia State law requires that all new condominium complexes will need a condominium plat drawn when construction is completed.
FEMA ELEVATION CERTIFICATION
Measures the property elevation to determine your risk to flooding. Required for flood insurance.
When buying a parcel of land in proximity to a 100-year flood plain, you may be asked to provide an elevation certificate to determine how much flood insurance (if any) you are required to have. The government has identified and mapped certain areas of land that are prone to flooding.
SPECIAL LAND USE PERMIT (REZONING)
Provides the needed information for property re-zoning. Required if you wish to use the land for a purpose other than its current zoning restrictions allow.
If you own (or plan to buy) a piece of property, and you wish to use the land for a purpose other than its current zoning restrictions allow, you’ll need to obtain a special land use permit from the local jurisdiction, which is essentially a re-zoning process.
SUBDIVISION PLATTING
Provides detailed drawing of a subdivision land development project. Required if you wish to develop a parcel of land into a subdivision with multiple building sites.
Subdivision platting is the process of separating a larger piece of land into three or more parcels, usually for the purpose of development of the property.
TELECOMMUNICATIONS (CELL TOWER SURVEYS)
Provides the needed information regarding cell tower heights, boundaries and easements. Required for cell tower verification with the FAA or local jurisdictions.
Height Verification - Meets the FAA’s requirement for horizontal and vertical accuracy.
Site Development Survey - Surveys prepared for the construction of cellular towers.
Cell Tower ALTA - Boundaries of the cell tower and its associated land parcel, easements. Legal access and utilities, the tower itself, and any adjacent improvements to the land.
TOPOGRAPHIC SURVEYS (COMMERCIAL)
Describes property topography to identify possible building sites or to resolve drainage problems. Required for identification of building sites, drainage issue or other land contour issues.
Most commercial property development requires a detailed survey of the existing physical features on property, both natural and man-made in order to meet the requirements of local zoning authorities and to provide a clearer understanding of how the land should be developed.
