LOT SPLIT SURVEY

If a land owner wants to divide a parcel of land into two or more parcels a Lot Split Survey is required. The rules and ramifications for dividing lots can be vastly different depending on the governing jurisdiction or municipality, and it’s important that the surveyor know these rules so the resulting plans will be accepted.

WHEN IS A LOT SPLIT SURVEY NEEDED?

  • If you plan to sell part or all of the land, and/or dividing the land could increase your profits or make the land easier to sell
  • If you are dividing the land among relatives as dictated by a will
  • If you want to build an additional structure on your land and it requires a separate lot
  • If you need to subdivide your property for development

WHAT TO EXPECT WITH LOT SPLIT SURVEYS

There are many factors to consider when doing a lot split as determined by local zoning rules. 

  • Newly formed lots will need to meet stated minimum requirements for 
    • Road frontage 
    • Square footage for their zoning district
    • Any setback requirements. 
  • The level of detail in the survey is determined by the local jurisdiction, and the legal description of each lot must be accurate and meet all local requirements for the plans to be accepted.

NOTE: Because incorrectly performed surveys result in rejected plans by local jurisdictions, it’s imperative to hire a land surveying company with a thorough knowledge of local zoning requirements and the expertise to do the job right the first time.
