Subdivision platting is the process of separating a larger piece of land into three or more parcels, usually for the purpose of development of the property.
WHEN IS SUBDIVISION PLATTING NEEDED?
You want to sell part or all of your land for commercial development when it is desirable to the sell the larger tract of land in smaller multiple parcels
If you’re a developer who has purchased acreage to build a commercial complex or residential subdivision, and you need the land divided into separate lots.
To fulfill the requirements of local zoning authorities for development of the land
WHAT TO EXPECT WITH SUBDIVISION PLATTING
Survey crew will arrive at the property to collect data, flag corners and re-set missing pins
Each lot will have its own legal description and boundaries
We will verify each lot meets the required square footage, road frontage, setbacks and zoning requirements
We will plot new roads, side walks that provide access to the building lots along with other improvements
Identify land designated for parks, flood protection zones, easement or other uses
Identify any encroachments that might exist will be shown.
A scale drawing (or “plat”) is drawn for the entire subdivision showing the above information along with all information that may be required by local jurisdictions
