BOUNDARY SURVEYS

The most common type of residential land survey.  A full boundary survey meets the minimum standard survey requirements, as well as the requirements for most mortgage companies. (also referred to as a “mortgage survey” or “loan survey.”)

WHEN DO YOU NEED A BOUNDARY SURVEY?

  • Buying or selling property
  • Boundary disputes (may only need property line staking or mark property corners)
  • Identify boundaries for construction to avoid encroachments
  • Required for building permits
  • No plat is on file with the county or existing plat may be outdated
  • As a requirement for satisfying a will

WHAT TO EXPECT WITH A BOUNDARY SURVEY

  • Survey crew will arrive at the property to collect data, flag corners and re-set missing pins                                               
  • A scale drawing (or “plat”) is drawn with property lines, bearings, distances and acreage. 
  • Property improvements will be shown such as buildings, driveways, fences, pools, etc.,                 
  • Any encroachments that might exist will be shown.
