BOUNDARY SURVEYS
The most common type of residential land survey. A full boundary survey meets the minimum standard survey requirements, as well as the requirements for most mortgage companies. (also referred to as a “mortgage survey” or “loan survey.”)
WHEN DO YOU NEED A BOUNDARY SURVEY?
- Buying or selling property
- Boundary disputes (may only need property line staking or mark property corners)
- Identify boundaries for construction to avoid encroachments
- Required for building permits
- No plat is on file with the county or existing plat may be outdated
- As a requirement for satisfying a will
WHAT TO EXPECT WITH A BOUNDARY SURVEY
- Survey crew will arrive at the property to collect data, flag corners and re-set missing pins
- A scale drawing (or “plat”) is drawn with property lines, bearings, distances and acreage.
- Property improvements will be shown such as buildings, driveways, fences, pools, etc.,
- Any encroachments that might exist will be shown.
